The entry "eyes-on" tier. One monthly exterior + drive-by condition check, time-stamped photo report delivered to your portal, and a documented record that someone is watching. Ideal for vacant properties, land, or hands-off owners.

Tier 2 — Steward · ~$129/mo per property (your flagship)
Everything in Sentry, plus: full interior + exterior inspection monthly, recurring lawn/exterior upkeep (in season), vendor meet-and-admit (up to a set number of hours), and you serve as the owner's named local point of contact for tenant maintenance issues. This is the tier that solves the Georgia local-representative problem and replaces a chunk of what PM does — at lower cost.

Tier 3 — Sentinel · ~$249/mo per property
Everything in Steward, plus: bi-weekly checks, full storm-season service (pre-storm prep + post-storm photo documentation for insurance claims), priority scheduling, quarterly deep condition report, and discounted rates on all add-on labor.
