What is your total household monthly income?  (If you have an annual salary, divide that amount by 12).  This is for you and any other adult who will be living in the home.

Include only sources you wish to disclose.  However, be aware that to accept an application, your income must be high enough to comfortably pay the rent and other related expenses, and to cover your other living expenses.
What is the maximum amount you can afford for your monthly housing expense/rent?  (Right now, we're only talking about the rent - or mortgage payment if private financed.  This does not include items like utilities, etc. - )
The option fee is what gives you the exclusive right to purchase the home at a fixed price during your lease term. It’s a key part of a lease purchase — and the good news is that 100% of your option fee applies toward your purchase when you buy.  Think of it as a pre-paid down payment.

Because every situation is unique, the option fee isn’t a fixed number. While it typically ranges from 3-5% of the purchase price, some tenant-buyers invest more (sometimes up to about 8-10%) to strengthen their buying position, or secure better terms.

The baseline starting point for the option consideration is around $5,000.  This minimum amount is required because we want to ensure you have sufficient resources and "skin in the game", and that are committed to the buying process.  The Option Consideration Fee plays a role in selecting the right tenant-buyers — we look for people who are serious about homeownership and ready to take that next step.

The Option Fee is usually paid up front, at the start of the lease option period.  This is what secures your exclusive right to buy the house in the future at a locked in price.  

HOWEVER, if you don't have much saved right now AND you can afford to pay a little bit more each month (on top of the rent), we will consider alternative structures (for example, pay a portion of the option consideration up front, and then make payments for the remaining amount over time.)

We have helped many people with challenged credit, and that won't necessarily stop you from being qualified for a lease purchase, but we need to know about it so we can help you  - or show you how to fix it.
