What's your best phone number?  If we have a house available that looks like a good fit for you, we would like to be able to reach you right away.

How many adults, and how many children (including yourself).
Please include the combined income of all adults who will be living in the home.

Enter either:

Gross Income (before taxes and deductions), or
Net Income (the amount you actually take home after taxes and deductions)

If you know your annual income, simply divide it by 12 to estimate your monthly amount.

You may include any income sources you want us to consider, such as employment, self-employment, retirement income, disability income, alimony, child support, or other regular income.

Please note: Household income is one of the factors used to determine eligibility. If insufficient income is disclosed, you may not qualify for certain homes or programs.

What is your total household monthly income?
The Option Fee gives you the exclusive right to purchase the home at a predetermined price during your lease term.

Even better, 100% of your Option Fee is credited toward your purchase when you buy the home. Think of it as a down payment you make now instead of later.

Most tenant-buyers invest 3%–5% of the purchase price, although some choose to invest more to strengthen their position or secure better terms.

Our minimum starting point is typically $5,000. We require this because successful homeownership requires commitment, and we prioritize working with people who are serious about becoming homeowners.

The Option Fee is usually paid at the beginning of the lease term. However, if you have limited savings today and can afford a somewhat higher monthly payment, we may be able to structure a portion of the Option Fee over time.

Which of the following ranges best describes the amount you could invest up front toward your future home?
(Savings, 401K, gift, borrowed, etc.  You may also include proposed payment plan if you need to spread the Option Consideration Fee payments over time.  We ask this now, because your future lender will likely ask for similar disclosures.)
What is the maximum amount you can afford for your monthly housing expense/rent?  (Right now, we're only talking about the rent - or mortgage payment if private financed.  This does not include items like utilities, etc. - )
We have helped many people with challenged credit, and that won't necessarily stop you from being qualified for a lease purchase, but we need to know about it so we can help you  - or show you how to fix it.

Right now, we're not asking for your personal and confidential information here.
This question is simply on the honor system. If you know your score, great! If you don't, do you have any late pays, collections, public records?

NOTE: If you eventually proceed to a formal application on a home, we will request to pull your credit at that time.
What is your timeframe for finding a home and moving?
Please list any pets that would be living in the home, including:

-Species (dog, cat, bird, etc.)
-Breed
-Approximate weight
-Number of pets

Lease Purchase Homes: Pets are often accepted on a case-by-case basis. Additional pet fees or deposits may apply.

Private Financing: Pets are generally not an issue because you will be purchasing the home.
